15. Docket No. 30-03 DP/ADLS: Clarian North Hospital
The applicant seeks approval/clarification on approved landscaping plan. The site is
located at NW corner 116thlUS 31 and is zoned PUD within US 31 Overlay.

The applicant seeks clarification of plans that were approved in 2003. The approved landscape
plan from the original submittal called out a native area of plantings within the US 31 right of
way. The petitioner claims that this native area was to be removed, after the "required"
landscaping was installed. While this native area does not contain required bufferyard plantings,
it does contain several substantial trees.
Since this area is documented on the approved plans, without notation regarding its removal,
removing such requires either an. amendment to the approved landscaping plan, or a
detennination by the Committee that this area was approved with the understanding of its
eventual removal.
The Department recommends that the Special Studies Committee approve the alteration
after all comments and concerns have been addressed.
