Docket No. 08070018 PP: The Legacy Domain The applicant seeks primary plat approval for 33 lots on 5.46 acres. The site is located at the northeast comer of Community Dr. and Cherry Creek Blvd. and is zoned PUDlPlanned Unit Development. Filed by Nick Churchill of Pittman Partners. The applicant seeks primary plat approval for 33 lots all 5.46 acres. The Density is 6.04 milts per acre. The site lies witbin the Legacy Planned Unit Development - Neighborhood Residential Use Block and will comply with all PUD ordinance provisions required for the smaHer detached dwellings regaTdillg setbacks, building elevations, etc. Pkase see the Petitioner's informational brochure for more info. The Legacy PUD Ordinance (Section 19.1.C) states: "no DP/ADLS approval by the Conmlission is required \vith respect to Detached Dwellings and their associated Accessory Dwellings, Accessory Structures, landscaping, lighting and signage..." However, the petitioner will provide character exhibits for the detached garages. DepaTtment's outstanding review conmlents: 1. Planning/Zoning Dept: No outstanding issues. 2. EllgineeTing Dept comments: a. Please have a "private" label added to the street intersecting with Conununity Boulevard. b. The revised construction plans tbat the Engineering Dept has received indicate that the name of that street has been changed from Solsbury Hill Drive to Antiquity Drive. This may have already been Tevised on the plat submitted for approval, but the street name has oat been changed on the plat submitted to Engineering with the revised construction plans. Please update. 3. Forestry Dept COllU11ents: all concerns have been worked out. 4. Atthe Sept. 16 Connmssioo meeting, there was a request to provide the garage and garage door details and drawings at the committee level. The Dept. of Community Services recommends the Committee approve this item (the committee was granted the final approval authority from the Commission), after all questions/concerns are addressed. Note: The final construction documents and landscape plan will be administratively reviewed/approved with the Secondary Plat submittal. .
