To the Carmel Planning Commission- Special Studies,
The Fineberg Group, LLC is the owne; and property manager of Carmel Walk
Shopping Center. We are seeking an ADLS Amendment for the sign package for the
shopping center due to market demands that have been made of us over the past several
years.
We would like to keep flush-mounted, internally-!lluminated letters for the center.
However, we are requesting that the individual tenants no longer have a restriction in
color. Over the past years, we have lost potential tenants to other competitors based on
the fact that their sign packages allow for tenants to have their own colors. Companies
spend a lot of money on creating their brand identities, and their signs and color schemes
are important to them.
Our tenant, Donato's Pizza, has changed their branding and signage nationally,
and it would like to change the colors of its sign to that of its national campaign.
This has been allowed at Carmel Walk by separate ADLS amendment for Dunkin
Donuts. We wish that the ADLS Amendment with respect to the Dunkin Donuts space
remain in effect during its occupancy, but in the event it vacates, we request that this
ADLS Amendment control.

Rather than do this piecemeal for each tenant, we are requesting a change to the
center's sign package to allow for individual tenants to have their own color preference,
as they choose to update their signs, or as new tenants come in. There are many
examples around the city of multi-tenant retail centers that have this.
We are also requesting a" change on the size standard. We are currently operating
under a square footage standard, which only allows for each tenant to have a 35 square
foot sign. This is not ideal for the retail application in a multi-tenant building. We do not
know from one tenant to the next, how large a tenant might be. We are requesting that
the standard be changed to a percentage of lineal frontage. Weare requesting that a
tenant's sign be permitted to be no more than 80% of its lineal frontage and no more than
65% of the height of its sign band. We believe this will maintain a good appearance,
without hampering the flexibility needed to accommodate larger tenants.
