Meridian Corporate I)Jaza 11- Signage The applicant seeks the following development standards variance approval: Docket No. 08090011 V Ch. 25.07.02-10 b) Number of signs The site is located at 30 I Pennsylvania Pkwy. It is zoned B-5/B-6 in the US 31 Overlay. Filed by Paul Reis of Bose McKinney and Evans. General Info: The PeLitioner is requesting to place a fourth sign on the existing building. The site is located between Pennsylvania Parkway and 1-465. There are currently three signs existing on building. Analysis: The proposed variance is to increase the number of signs allowed on this building. Currently, three signs are pennitted from a previous variance (Docket Nos. 05080035-37). The total square footage of these signs was not to exceed 300. There is 63 sq. ft. of unused sign area by the existing signs. The Petitioner proposes to add a fourth sign to utilize the 63 sq. ft. The new sign could be located in one of three places designated in red on the picture to the left. The addition of this fourth sign would not go over the allowable square footage for this building. It would also maintain the commitment that no more than three signs would be visible tram any point of view. Findings of Fact: Number of signs 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the 1-465 frontage provides for greater visibility for wall signs, the total square footage of wall signs approved for the building will not be exceeded by the addition of a fourth sign, and the fourth sign is not visible from 1-465. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the signs will be consistent with other signs existing in the U.S. 31 Corridor Overlay Zone. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: adequate identification for major tenants is critical for the success ofthe building. The fourth sign will comply with the total sign area square footage approved for the building, will be located in an already approved location on the building and at no point of observation will more than three signs be visible on the building. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 08090011 V after all concerns have been addressed.
