The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the 1-465 frontaqe provides for qreater visibility for wall signs, the total square footaqe of wall siqns approved for the buildinq will not be exceeded by the addition of a fourth siqn and the fourth sign is not visible from 1-465. 2. The use and value of the area adja~ent to the property included in the variance will not be affected in a substantially adverse manner because: the signs will be consistent with other signs existing in the U.S, 31 Corridor Overlay Zone. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: adequate identification for maior tenants, is critical for the success of the buildinq The fourth sig n will comply with the total siqn area square footaqe approved for the building, will be located in an already approved location on the building and at no point of observation will more than three signs be visible on the building. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket No. 08090011V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
