The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: a sports performance and training area is critical to the mission and purpose of the proposed sports performance and physical therapy center and the building cannot be constructed with this area and comply with the maximum first floor gross floor area standard.
