As you are a member of the Technical Advisory Committee, we would like to submit the site plans for this property for your reVlew. We are applying for this Use Variance (#07020017 UV) to be permitted to own and operate a breakfast cafe from this location. Bub's Cafe will be open from 7:00am - 2:00pm seven days/week and will seat 35 - 40 people. It is not planned to make any significant structural changes to the existing house. We will add a handicap ramp at the front entrance and a deck for outside seating. We will also add a paved parking lot 'With 7 spots to the fhmt driveway which will have a sidewalk attached. As well as indoor/outdoor seating there will be a walk up window for service. We expect most traffic will come from the Manon Trail. Please see the attached site plan for more explanation. The Development Standards VaTi ances, #070020018 V and #07020019 V, apply to the parking lot. The first variance asks the city to allow us to reduce the number of spots needed on our property due to the public parking nearby but more importantly to preserve aesthetics and green space. The second vanance asks to allow an uncurbed parking lot to assist with drainage and protect landscaping. This Use Variance and Standards Variance application will be on the March 21,2007 agenda of the Technical Advisory Committee. Thank you for your consideration and hopefully support.
