Re: Zoning Code Violation
Dear Mr. and Mrs. Erdington:
This letter is being provided to inform you that the parking of vehicles at 641 East Main Street is
prohibited as per Carmel Zoning Ordinance and Carmel City Code, which states:
§27.02.04 Parking spaces may be located on any part of a lot, unless otherwise
specified herein. Parking spaces shall not be located in any required greenbelt
or lawn area.
The property is located in an R-2 Residential district, which mandates a 35-foot required front yard.
The above -referenced ordinance citation means that parking may not be provided within the first
35 feet from the right-of-way of East Main Street.
Furthermore, the location of the recreational vehicle on the site is noh-compliant per the Carmel
Zoning Ordinance, which states:
S 25.04.01 Recreational vehicles may not he stored any closer to a lot line than three
(3) times the maximum height of the recreational vehicle, except when completely
enclosed. Non -motorized recreational vehicles may not be stored on a public right-of-way
at any time. Motorized recreational vehicles may be stored on a public right-of-way for a
period not to exceed ten (10) days per month.
In order to address this situation, parking may either be removed from the front lawn area and the
recreational vehicle must be moved to a compliant location; or, you may apply for a Variance of
Development Standards from the City of Carmel's Division of Planning. In order to begin this
process, they can be contacted at (317) 571-2417.
To avoid further enforcement action, please permanently correct these violations or apply for a
Variance of Development Standards by November 14, 2008. If you have any questions or
