The petitioner seeks site plan and design approval for a ftUleral home and crematory. (The Board of Zoning
,
Appeals will review petitions for a sib'1l height1variance approval request and for special use approval request for
a funeral home land use.) This site is just nortI} of and adjacent to the Michigan Road Corridor Overlay, but does
not lie within it. The site lies just south of the W oodhaven residential subdivision and just north of Altum's
garden center. The project's landscape plln and building elevations/materials show that this site \vill
complement other buildings within the actual torridor.

Remonstrance, reganling the business type, en:vll'ironmental concerns, and specific site plan detail conce111S, was
submitted 011 November 12.
The sign variance request was withdrawn at t1~e November 24 Board of Zoning Appeals meeting. New sign
dimensions will need to be delivered to the Department, showing it meets the 7' tall height limitation and less
than or equaJ to 75 sq. ft. of sign area. i

1. Please give an update 011 the approval status from the Forestry Dept, Hamilton County Highway Dept or
INDOT, and Hamilton County Surveyor's' Office.
2. Please add more windows on the west, ea~t, and north elevations.
3. Provide the landscape lighting (if any), details, and specs.
4. Please consider using LEED or 'green' sit~ and building practices, such as solar panels, skylights, native
plant species, bio-swales in the center of tlle parking area, etc.

Comments/concerns from the November 18 Plan Commission meetin~:
I. Internally lit ground sign is proposed.ICan its lighting be placed on a timer?
2. There are state and federal regulation~ for crematoria.
3. More detail on the 2004 rezone wi cotl1mitments is Tequested, for the committee.
4. Environmental COllcems from neighb6rs: fumes, we11 water, birth defects, etc.
5. Regarding the parking lot light fixtur~s: can you provide a different design?
6. The committee needs to see more det~j] 011: the fence design/location, more info about odors/fumes,
.different parking lot light fixtures, cre:matory info about fumes and regulations, and dUll1pster location
and screening. .1
The Dept. of Community Services recommends the Committee forward this item to the December 16
Commission meeting with a Javorable recormendation, anI" after all comments/concerns are addressed.
