The property was previously used as the Carmel Day School. The structure located at this address has some architectural significance which appealed to me and is what first drew me to the property. However, the building and land has not been well cared for, in my opinion, and! would like to improve the condition and aesthetics of the property. I hope to end up with something that I am proud to own and will also become a great investment. I am interested in maintaining the integrity and character of the existing building which is residential in nature. I would classify the structure as a story-and-a-half bungalow. I work in the architectural profession so I have knowledge and ability to maintain the architectural style. My intention is to renovate the property and building and then to lease as general office space, although I open to other uses. I would like to perform the following work pending your approval: 1 . The existing parking lot pavement is in very bad shape, It is cracked and damaged in many areas, I would like to remove all parking lot pavement and replace with new. I would like to re-install a smaller parking lot thus creating more green space and grass around the lot. I am attaching a drawing showing the proposed lay-out of a new parking lot. 2. Concrete walks, asphalt, etc. around the immediate vicinity ofthe structure is in disrepair. The concrete is heaved, sloping towards the structure which allows rainwater/moisture to infiltrate the building. My goal is to remove the cracked and heaved concrete and replace with landscaping or grass, This will allow me to slope earth away from the building. This will also improve the appearance of the property. The drive under the front canopy will be removed and replaced. The attached drawing for item #1 also shows locations where green space/grass/possible landscaping could be tentatively placed. 3. Double-hung windows within the building are in poor condition. These are single glazed which is very. inefficient In some cases, plexiglass has been instailed vs. glass. Some windows are not operable. Some are painted shut Weights within frames are broken. There is evidence of leaking at some locations. I will replace all windows with modern- day, efficient double-hung windows which will retain the architectural integrity of the bungalow style.
