Project Overview
Of Malia IS Fireplace Shop has been doing business in the Carmel, Clay
Township community for over forty years. The shop is located at 220 South
Range Line Road. The site is zoned B-1 business and is located just south of
the fonner O'Malia's Bakery building and parce1. The surrounding area is
mixed use in character; including, retail, office, auto repair and sales and
residential uses.
Helen QIMalia and her son, Kevin, are proposing to construct an
addition to the current building to provide additional showroom display
space which requires the approval of an Architectural Design, Exterior
Lighting, Landscaping and Signage application. A development plan is not
required in the B-1 district. With the change in the ownership of the parcel
to the North and the construction of the building addition, the current site
must be reconfigured and improved to provide on-site parking. The site
currently has two curb cuts onto Range Line Road, (one commercial for the
existing shop and one residential for the former residence to the south).
Under the proposed plan one curb cut will be eliminated and the
commercial curb cut will be relocated to the south boundary of the parcel.
This petition represents the continuing investment of one of Carmel's
leading small businesses in our community and a request for approval to
expand its facilities to better meet the needs of its customers.
