Docket No. 04090045 ADLS: O'Malia Fireplace The applicant seeks approval of a building and parking lot expansion. The site is located at 220 South RangeLine Road. The site is zoned B-l/Business. Filed by Paul Reis of Drewry Simmons Vomehm, LLP for Helen J. O'Malia Trust. This item was presented at the November 16th Plan Commission meeting. There were no comments from the public (no public hearing is required). In addition to the comments from the Department stated in the background section the Commission raised concerns about the size and visibility of the showroom/display area between the building and the street. The Department recommends that the Subdivision Committee forward tbis item back to the full Plan Commission after all comments and concerns are addressed. Background: The applicant is requesting approval of an ADLS for the construction of an approximately 2250 square foot addition to the existing building at 220 South Range Line Road. Please see the informational packet prepared by the applicant for an overview ofthe site plan, landscaping, and building. elevations. This item was presented at the October T AC meeting. The following items are those that require additional discussion: 1. The Department has requested modification to the parking alignment in the southwest area of the site. The site plans under tabs three and four are not consistent. 2. Storage and display of prod uct along Range Line Road including fireplaces, grills, and patio furniture is not favored. The Department has advised the applicant of this. The Department is not opposed to some level of display at the side of the building or between the parking area and the building. 3. Significant reductions have been made to the site landscaping from plans previously submitted to the Department. The Department does not support the current plan as illustrated in the information packet. 4. The 1 12 story block garage should be painted to compliment the primary structure.
