Introduction Th~ architectural stand;ll'cJ.s in this section describe exterior Building eleme]j.ts and Buildil!g composition that ;Ire apptopria!.e for ~Q)i?;~d-tlSc, pedestrian-scaled traditional neighborhood. These standards are not presented as subjective value judgments of style and arclntecJural preferences, but instead are intended to illustrate the basics of architectural design that will give the.Legacy District a diverse, yet c:ompl~Il1ent'-.lrY set Of Buil.dings that work with tbe streetscape and urban design of the commmllty. Individual Buildings should be designed so as tbcontribute to the overall character of the L.;macy District The intertwining of community architectural design values and individual architectural contributions will ensure com.patibility, authenti~jty, and quality within the Legacy-District as.a whok The standards contained in this Exbib~t 10 are based on traditional design principles pert~iriing to overaIJ massing, proportions, and the contextual relationship to the street and neighboring Buildings. The architectural designstaiidatds estaplish consistent design elements ensming its "timeless" character, while allowing flexibility for a diversity of archj tectu tal expressioilS. 2. I have taken some time to lookinto this subject and have found that, in general, the memory units (with or without kitchenettes) will have little impact on vehicle traffic, which is an important consideration when measuring their impact on the overall allowable density for Legacy. Consistent with my letter to you dated July 10,2007, the CCRC memory units shall be considered alike to the skilled nursing facility (SNF) units, in that they do not fulfill the defipition of Dwelling in the Legacy PUD, and, as such, will not be counted against the maximum Base Unit limitations (1344), nor shall they be measured against the overall allowable number of combined units, including Based Units and Ancillary Units (1829). . If you have questions or comments concerning any of the above, please do not hesitate to call me at 571 2422.
