Docket No. 08090018 DP/ADLS: Legacy PUD - Prah-ie Landing CCRe The applicant seeks site plan and design approval for a continuing care retirement community. The site is located at approximately 13850 River Rd. and is zoned PUD/Planned Unit Development. Filed by Tim Oehs oflce Mmer, LLP for BHI Retirement Communities. Inc. The petitioner seeks site plan and design approval for a continuing caTe retirement community with 225 independent living units in one building, 18 assisted hving units, 18 memory support units, 36 skilled nw-sing units, and 60 free-standing cottages. The petitioner estimates about 120- fulJ-time employees spread over three shifts. They anticipate that the largest shift would consist of about 75-80 employees. There will be 406 parking spaces associated with the Large Central Congregate Building and 240 parking spaces associated \vith the Cottages, for a parking grand total of 646 total spaces on-site. Sheet A-19 (the page you refer to) does not show the screenil1g at the delivery area. 2. Exhibit 4 of the PUD shows patt of this site having primary environmental andJorrecreational open space. Please show/label these specific areas on a site plan. 3. Please give an update on the approval status from the Forestry Dept and Engineering Dept. Comments/concerns fi'om the November] 8 Plan Commission meeting: I. Overall, the Commission likes the project. 2. There are some blank walls 011 the elevations what will need some additional windows or brick detailing, such as Sheets A-II and A-12. 3. Sheet A-15 will need some more detailing on the garage wall elevations. 4. The Committee would like to see some perspective or 3D drawings. 5. What type of units will be. closest to the school? Is there an opportunity for grandchildren to access the site to visit their grandparents? 6. PrO\!ide an overall site plan of the Legacy, to see how this project fits in. 7. Parking: is there enough parking? Additional discussion at the conll111ttee level about the overallulImber of parking spaces provided and who would be using them, such as employees, visitors, residents, etc. The Dept. of Community Services recommends the Committee forward this item to the December 16 Commission meeting with a favorable recommendation, ailer all comments/concerns are addressed. (The petitioner will bring the final construction documents before the Technical Advisory Committee for review/approval at a later date, when they are finalized.)
