Amcon Design & Construction Co., LLC FINDINGS OF FACT -DEVELOPMENT STANDARDS VARIANCE 1. The approval of this variance will not be injurious to the publ'~c health, safety, morals and general welfare of the community because: The requested variances are cosmetic in nature 2. The use end value of the area adjacent to the property inducted in the variance will not be affected in a substantially adverse manner because: The requested variances are minor and cosmetic in nature. The proposed construction materials and planting materials will be aesthetiplly pleasing and will offset the requested variances. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The building floor plan is based on prototypipl store layouts required by Firestone. The current Zoning Ordinance required building offsets will not allow for the desired repair shop equipment IayouL The current Zoning Ordinanice required foundation planting areas will not accommodate proper traffic flow around the building due to the property's small Id size.
