The variance for the reducing the 8-foot offset requirement is necessary because the building floor plan is based on prototypical store layouts required by Firestone. A reduced offset will allow for the desired repair shop equipment layout. The variance for reducing the foundation planting areas is necessary to accommodate proper traffic flow around the building, and will help to offset the small lot size. Firestnne's desired parking ratio is 4 parking spaces per service bay. For the proposed building, the desired number of parking spaces is 40.
