The grant of this variance will not be contrary to the public interest, due to the existence of special condition(s) such that enforcement of the zoning ordinance will result in unnecessary hardship because: the proposed use is a contemplated use in a business district and is complimentary to the existing and anticipated uses within the business park. 2. The grant of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the proposed use is complimentary to the existing and anticipated uses within the business park and offers a valuable service and close proximity for those employees of businesses in the business park and community. 3. The use or value of the area adjacent to the subject property will not be substantially affected in any adverse manner because: the proposed use compliments the nearby properties and the site design and architecture are compatible with the business park. 4. The need for the variance arises from a natural condition peculiar to the subject property because: the proposed use is desirable at the property's location along the Carmel Drive corridor, within the business park. 5. The granting of this variance does not substantially interfere with the Carmel/Clay Comprehensive Plan because. the site design and architecture are consistent with the Comprehensive Plan through the development and design criteria set forth in the City's zoning ordinances and the proposed use will serve as a compliment to the surrounding economic development corridor. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Use Variance Docket No. is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
