Docket No. 08100011 DP Amend/ADLS: Weston Pointe - Outlot 2 -Firestone The applicant seeks site plan and design approval for an automobile repair facility. The site is located north of 1105 Michigan Rd. and is zoned B-2/Business within the Michigan Rd Overlay Zone. Filed by Jamie Shinneman of Weihe Engineers for Firestone Service Center. The applicant seeks approval of a complete auto care store. The site is located in an outlot of the Weston Pointe Retail Center. Building materials proposed are primarily brick, stone veneer, and split faced block. Please view the petitioner's informational brochure for more detail. The second to last page of the revised info packet dated December 29 shows the latest site plan, with the addition of several parking spaces. The petitioner appeared at the Jan. 26 BZA meeting to present requests for a reduction in the depth of the building facade projections/recessions down to 4-ft deep, from 8-ft deep, as well as a request for a reduction in the building base landscaping. The BZA voted to approve the requests with commitments to add four feet of buffer to the south property line to soften the impact and to install additional landscaping. At the December 16 meeting, the petitioner stated that Tire recycling will be stored inside the building, as well as the drums of used oil. Also, at the December 16 Plan Commission meeting, several comments were made: I . Provide more detail on the bike parking location. 2. Provide more detail on the trash dwnpster enclosure. 3. Provide revised plans and elevations. 4. Provide a site plan that shows the site's location within the Weston Pointe Retail Center. 5. Provide a color landscape plan with more detail. 6. Provide color building elevations. DOGS Staff s outstanding review comments: I. Hamilton County Highway Dept Highway has no issues or concerns with the project. 2. Hamilton County Surveyor's Office has nc outstanding issues with this project. 3. The City Forester's comments have been addressed. 4. Shaw the air conditioning condenser unit and how it is screened fiom view from the east. 5. BZA: variances will be required for any signxge facing north and east. Also, for total number of signs and the total sign square footage exceeding 75 sq. ft. January 6 committee meeting comments: • The item was tabled at the connnittee level, pending subirrittal of signxge details/locations/colors. • Bollard will be colors complementary to the building. • The petitioner will not use a sign panel in the multi-tenant ~~ound signs within the retail center. • Signage will comply with the ordinance. If not, variance applications will be filed. The Dept. of Community Services recommends the Committee forward this item to the February 17 Commission meeting with a favorable recommendation, after all comments and concerns are addressed.
