Nolice is hereby given tha{ the CanneVClay Board of Zoning Appeals mcetutg on Ote 28°i day of April,
2008 at 6:00 pm in the City Hall Council Chambers, 1 Civic Square. Carmel, Indiana 46032 will hold a
Public Hearing upon a Development Standazds Variance application to: remodel the Circle K Shell with
addition requiring variances.
(I) section 23F.05 for building setbacks subsection .01 B requires a minimum setback or build to line from
right of way of 10 fcet. The requested setbacks arc 132.8' fmm store to Rangeline Road and 59.8' from
Carmel Drive, the canopy setbacks will be 34' from Rangeline Road and 96.7' from Carmel Drive. (2)
Section 23F.15 subsection .02 requiring pazking at the rear or side of buildings for pazking and section
23F.11 for landscaping subsection .03 requires parking to be at the rear or side of a building and screened
from sidewalks by low walls, low fences or hedges. The request is for parking on both frontages and (3)
Section 23F.06.02 requiring a building to occupy 70"/0 of each street frontage. The request is for the
primary building to occupy 36% of Rangcline Road and 20% or Carmel Drive frontages. (4) section
23F.08.01 requiring a minirnum floor area ratio of 0.50. The request is for a ratio of 0.062 (5) section
23F.01.01 requiring Iwo stories and section 23F.07.02 requiring a minimum building height of 26 feet. The
request is for the building to remain one story with entrance pedements at 2T2" and the remaining wall
heights a121' 1" with property being known as Circle K Shell, at 1230 S. Rangeline Road.
