The technical review and comments are intended to evaluate the completeness of the erosion and sediment control plan for the
The erosion and sediment control plan submitted was not reviewed for the adequacy of the engineering design. All
included in the plan, as well as those recommended in the comments should be evaluated as to their feasibility by a
qualified individual with structural practices designed by a qualified engineer. The plan has not been reviewed for local, state,
or federal permits that may be required to proceed with this project. Additional information, including design calculations may
be requested to further evaluate the erosion and sediment control plan.
The erosion and sediment control plan has been reviewed and it has been determined that the plan:

4A. Provide a construction sequence unique to this site. The sequence should start at cunent site conditions.
A sequence could contain the following items:
• Install construction entrance
• Evaluate existing erosion and sediment control practices and maintain where necessary.
• Finish grade all swales, seed and install erosion control blankets in swales and pond banks.
• Commence installation of storm and sanitary sewers. Install inlet protection as each inlet is installed.
• Complete temporary seeding for disturbed areas.
• Install curbs and complete paving of the streets.
• Complete temporary seeding for disturbed areas. If the utility installation is to commence
immediately, the seeding of 20' behind the curbs can be delayed until utilities are installed.
• Permanent or temporary seed all disturbed areas at the completion of land development.
• Maintain erosion and sediment control practices until the individual watersheds are stabilized.

3. The emergency flood route is shown between Lots 452-453 and 412-413.
Also, at the rear of Lots 410-415.
4. The right-of--way along Towrie Road was labeled.
5. The existing lake was lined.
6. The asphalt path was relocated outside of Lots 397-400.
7. The area behind Lots 466, 465, etc and 438, 431, etc are common azeas. This
area is grass with some having mounds.
8. The Swale in the common azea and detention basin was shown to have an
underdrain installed.
9. The outlet of the end section of 862 is 907.00.
10. There is only one Swale shown in the dry basin area from Str 862 to Ex 833.
11. The Swale was placed in the common azea behind Lots 466-464 so that there is
not a steep drop off at the reaz.of the lots and to provide the future homeowners
a mice gradually sloped yard.
12. All homes in this section are to be front load garages per a diagram we
received on the driveway locations.-
13. We have not placed an additional inlet at Lot 440, 439, because the high point
is at the South end of Lot 440. Therefore, we feel that in this situation an
additional inlet should not be required.
14. The pipe between Str 854-855 will go under the path. The path is not in at this
location.
15. All homes in this section aze to be front load garages per a diagram we
received on the driveway locations.
16. The asphalt path was shown as a different line type to distinguish between.the
contour lines.
17. An additional storm structure was added at the reaz of Lots 436 and 437.
Sheet C403 -Entrance Plan
18. The acceleration /deceleration lane was shown as follows:
Acceleration Taper - 250 feet required (200 feet shown)
Deceleratiori Lane - 100 foot decel required and shown

19. A passing blister was not shown. All improvements are being proposed on the
East side of Towne Road. This is shown on Sheet C403 and along with a
striping plan (Sheet C406). Due to right~of--way issues, we have only shown
the acceleration taper to be 200 feet as stated above. If you have issues with
the lanes as shown, please let me know.

22. The stop baz on Chariots Whisper Drive was shown 4 feet beyond the sidewalk
ramp.
23. The slope on the ditch to the path is a max of 3:1 slope. In general, it is
approximately 10:1
24. The 913 elevation is dimensional from the centerline of Chaziots Whispering
Drive and Towne Road.
25. Lane markings were shown on Sheet C406.
26. The elevation of the pipe on the West side of Towne Road was labeled. The
pipe is almost flat but does drain onto our site.
27. The pipe was extended to the ditch with an end section added.
28. Grades were shown between the path and Towne Road North of the entrance.

Protect storm drain inlets: X curb inlets, ~ drop inlets
Place greater emphasis on erosion and sediment control on building sites; contractors, subcontractors,
material vendors, and others should be made aware of erosion and sediment control requirements.
Appropriate perimeter sediment controls (e.g. silt fence) and stable construction entrances shall be
utilized on all sites. Sediment tracked into the street shall be removed (do not flush with water) at the
end of each work day. Erosion and sediment control practices are currently not installed on homes
being constructed.

This letter is the first in response to your Secondary Plat filing for Saddle Creek, Section 12. The
following issues must be resolved prior to signature of the plat by the director:

2. Forward a copy of the fmal review letters from City Engineering, Urban Forester, Co.
Surveyor, and Soil and Water Conservation.
3. Correct the date of submittaUrevision; December 28, 2003 has not occurred yet.
4. Place Docket Number 64-03 SP on Sheet One.
5. Change Signature Block to Board of Public Works and Safety Members.
6. Place Surveyor's Signature and date on Plat.
7. Provide public pedestrian access easements in areas containing paths within common areas.

paper copies and a mylar of the recorded plat. Our approval of the secondary plat (signature) will be
forthcoming upon revision of the plans according to the items listed above.
