6i. Docket No. 66-03 PP; The Trails at Hayden Run (Primary Plat)
The applicant seeks Primary Plat approval of a 65-lot subdivision on approximately 40
acres. The site is located on the north side of West 141x` Street approximately one half
mile west of Towne Road. The site is zoned S-1/Residence -Very Low Density.
The petitioner also seeks approval of the following Subdivision Waivers:
66-03a SW SCO 5.01.07 extension of facilities included in the master plan
66-03b SW SCO 6.01.07 conformance with the comprehensive plan
66-03c SW SCO 6.03 provision of north-south collector road
Filed by Dennis Olmstead of Stoeppelwerth & Associates, Inc. for Centex Homes.
The applicant is proposing a 65-lot subdivision. Please see the revised informational packet
provided by the applicant to view the layout of the lots and the areas provided as open space.
Revisions were made in response to items raised by the Subdivision Committee.
The Subdivision Committee forwards a 6-0 favorable recommendation to the full Plan
Commission on the waiver requests as well as the Primary Plat.
The Department recommends that the Plan Commissiou approve the Waivers and Primary
Plat request as presented and forwarded by the Committee subject to the recording of the
proposed commitment (as it has been made part of the petition) regarding road
improvements by the applicant and provision of a copy of recorded document to the
Department.
Note: Written findings are required for action on both the Subdivision Waiver and the
Primary Plat. The applicant should provide one copy for signature by the Plan
Commission President at the meeting.
