The site encompasses 6.369 d: acres and is currently zoned R-1 residential. The rezoning petition was assigned to the Plan Commission Subdivision Committee for further review. Since June 17, 2003, representatives of Hearthview have met with the surrounding property owners and redesigned the project to ' address concerns raised by the Plan Commission and the surrounding property owners. On September 16, 2003, representatives of Hearthview will appear before you to present the new design for the project. The new design reduces the number of new units from 28 to 20, which results in an overall density for the project of 3.297 units per acre. The new density is consistent with the recommendations of the Comprehensive Plan. ' The new design incorporates two unit attached dwellings that include porches that face the Monon Trail, side entries and all brick exteriors (except for gables). The new units will contain a minimum of 1800 square feet (as opposed to 1400) and have a target sales price of $275,000.00 to $325,000.00 (as opposed to $200,000.00 to $250,000.00). The new design also incorporates a landscaped berm along the southern property line as well as a reconfigured road pattern. Most importantly, the new design has received the support of the Donnybrook Homeowners Association.
