The Lakes at Hamilton Place (Formerly: Eagle Ridge Subdivision)
The applicant is requesting approval of an amended Primary Plat to allow a private street.
The site is located on the north side of West 116th Street, 1/4 mile east of US 421. The
site is zoned S-1/Residence -Estate. The petitioner also seeks approval of the following
Subdivision Waiver:
78-03a SW (03050039) SCO 6.3.20 private streets (this Waiver Only)

This Public Hearing on the above listed waivers and Primary Plat Amendment was held on
December 16, 2003 and allowed the full Plan Commission to review the modifications to the
original plat with the benefit ofpublic input after the public hearing was conducted. No
comments-were delivered as part of the public hearing process. The Primary Plat Amendment
and four of the five waivers were directed to the Executive.Committee for discussion and final
action. The Committee met on December 19a' and approved the PP Amend and subsequent
waivers that day. The remaining waiver relating to private streets was directed.to the Subdivision
Committee for discussion on January 6`h.
The Committee voted 4-2 in favor of the proposed waiver to allow private streets for a portion of
the subdivision.
The Department recommends that the Plan Commission approve the subdivision waiver
request as forwarded by the Committee.
Note: It may be helpful for the petitioner to present the general subdivision layout displaying the
area under consideration for the waiver to the Commission at the time of the meeting. This may
provide the new members a better understanding of the petition prior to taking action on the item.
