The Lakes at Hamilton Place (Formerly: Eagle Ridge Subdivision)
The applicant is requesting approval of an amended Primary Plat to allow a private street.
The site is located on the north side of West 116th Street, 1/4 mile east of US 421. The
site is zoned S-1/Residence -Estate. The petitioner also seeks approval of the following
Subdivision Waiver:

The applicant is proposing to gate and make private a portion of the streets in the Lakes at
Hamilton Place subdivision. The subject street system serves 241ots within the 214-lot
subdivision. Please see the petitioner's information packet for a layout of the site. The
information packet was distributed with the agenda for the December 16`h Plan Commission
meeting.
The Executive Committee of the Plan Commission took final action on the Primary Plat
Amendment and remaining four subdivision waivers as forwarded by the Plan Commission after
the Public Hearing on December 16`h. The final waiver request, regarding private streets, was
forwarded to the Subdivision Committee for review.
Private streets are under subdivision waiver review and are subject to Plan Commission approval
on a case-by-case basis. In general, the Department dose not support private streets. However,
the applicant has illustrated that all streets within the subdivision will be constructed to public
standards, the proposed private streets will serve a limited number of lots (24), and there is a
unique distinction between the product areas outlined within the subdivision. These issues
warrant consideration in determining the appropriateness of private streets as an option.
The Department recommends that the Subdivision Committee forward this request to the
full Commission after all comments and concerns have been addressed.
