1. Eagle Ridge Subdivision (Secondary Plat, Primary Plat Docket No. 27-97 PP)
The site is located on the north side of West 116th Street, 1/4 mile east of US 421. The
site is zoned S-1/Residence -Estate.

We are excited to submit, for your review and approval, a revised and much improved Primary
Plat for the Eagle Ridge community.
Eagle Ridge lies on one of the prettiest 153 acres in the Carmel/Metropolitan area. While the
currently approved 278 plan was functional, the revised plan plays closer attention to the existing
site aesthetics and landscaping and preservation of open space.
At this time, we have significantly reduced the number of homesites from 278 to 225 which
represents a 19% reduction. Further, we have allowed far potentially four differentiated product
types to enhance the value of the site and increase the overall sales prices.
Our open space has increased dramatically from 11 acres to over 63 acres. This proposed open
space represents almost one-half of the site (41.5%). The additional preservation of the two large
lakes (27.2 acres vs. the original 2.4 acres preserved), perimeter buffering and amenity center
account for the majority of this open space. The amenity center will include a clubhouse,
swimming pool and other significant design features.
In addition, atwo-mile trail system has been added that winds throughout the perimeter of site.
This extensive trail system will allow the homeowners to enjoy the beauty of the site to the fullest
extent as it winds through the now preserved landscaping which consists of several hundred
specimen trees.
Either at first glance or under closer scmtiny, I'm sure you will agree that this improved plan
provides many improvements as summarized below:

Lake area to be preserved - 2.4 acres
Perimeter landscaping removed
No trails or amenity center

*At this time, we have planned multiple product lines of which future market conditions may
necessitate a request for an increase in the number of homesites.
