' EXPLANATION
t Old Meridian, LLC, the principal of which is Ersal Ozdemir, is the owner of
approximately 2.5 acres of real estate located on the east side of Old Meridian Street, between
' 13151 Street on the north and East Carmel Drive on the south. The real estate is zoned OM/MU
(Old Meridian/Mixed Use).
Last year, approvals were obtained in order to allow (i) afour-story, 60,000 square foot
office/retail building (the "Old Meridian Building"), to occupy the western boundary of the real
estate, immediately adjacent to Old Meridian and (ii) a smaller building (the "Off-Street
' Building"), located east of and behind Old Meridian Building, away from Old Meridian Street.
This Off-Street Building was originally intended for use as a veterinary hospital; however, after
the original approvals were obtained, it was determined that the veterinary hospital will no
' longer occupy the Off-Street Building site; instead, the Off-Street Building site has presented an
opportunity for the relocation of the existing VFW post and the redevelopment of the existing
VFW site.
' The existing VFW post is now located at 34 First Avenue NW, in the center of the
Carmel Arts and Design District. The requested approvals will allow the relocation of the VFW
post to the Off-Street Building site and the redevelopment of the existing VFW building in a
manner consistent with the architecture and ambience of the Old Town District.
' In order to allow this redevelopment, it is necessary to obtain (i) ADLS amend approval
from the Special Studies Committee and (ii) a development standards variance, allowing a
single-story building, from the Board of Zoning Appeals. In this regard, enclosed in the
' informational brochures are the following:
1 Renderings of the approved site plan and renderings of the proposed site plan. The
revisions are insignificant and, primarily, allow the VFW to own some land in
addition to the land beneath the Off-Street Building site.

2 Elevations and renderings of the already approved buildings and elevations of the
proposed Off-Street Building.
As illustrated, the revised, Off-Street Building continues to complement and not
overshadow the Old Meridian Building. The primary exterior building materials will be brick.
The brick is in two tones to match the brick on the Old Meridian Building.
We look forward to presenting this matter to the Special Studies Committee on April 2,
