SIGNAGE PLAN OVERVIEW
Ordinance Z-386-02, (the "Ordinance"),
established the U.S. Highway 31 and 146'h
Street Planned Unit Development District
which is hereinafter referred to as "Clay
Terrace." As a part of the approval of the
Architectural Design, Lighting, Landscaping
and Signage for the proposed development
under the Ordinance, a sign plan is to be
submitted for the approval of the
Carmel/Clay Plan Commission, (the
"Commission").
Pursuant to the Ordinance, Lauth Property
Group, as the developer of Clay Terrace,
has prepared this information booklet to
present the Signage plan for Clay Terrace for
approval by the Commission.
The Signage Plan for Clay Terrace has been
organized into two (2) major components:
I. Signage for the entire development
which includes:
• Signage along U.S. 31
• Signage at the entrances to Clay
Terrace
• street identification signs
• pedestrian information signs
• parking information signs
II. Tenant Signage Types and
Guidelines
Six (6) proposed tenant sign types are being
submitted for approval by the Commission:
• dimensional wood, metal, glass or other
material with a permanent appearance,
indirectly lit
• reverse channel letters with halo
illumination, with opaque letter-sides
and faces and non-reflective
background
• embedded flush-recessed box signs of
an opaque material with routed push-
through translucent acrylic letters
• incised signing cast into or carved out of
an opaque material, indirectly lit
• sculptural iconographic elements
contextual to the storefront design
• blade signs
The typical locations of the proposed tenant
Signage, within the proposed architectural
prototypes, have also been provided for the
use and reference of the Commission.

• Surface mounted box or cabinet-type signs
Cloth, paper, cardboard signs or signs of other
temporary or non-durable materials
• Stickers or decals around or on surfaces of the
storefront
• Flashing, noisemaking, animated, rotating or moving
signs

Decal-type lettering and/or
logos may be applied to

Awning/Canopy Signs
Awning/Canopy signs to be
approved by Landlord shall
be proportional to the
awning or canopy to which
they are attached. Signs
shall be opaque, and may
be painted or silk-screened
or applied onto suitable
awning fabric of fire-resis-
tive vinylized cotton, cot-
ton or nylon, as approved
in advance by the
Landlord. Canopy signs
maybe pin-mounted to a
canopy surface, or stood
upright along a canopy
edge.
