Dear Mr. Sexton:
We have zeviewed the constuction plans submitted to the Hamilton County Surveyor's Office
for this project and have the following comments;
The covrnants and restriction for this development need to be provided to this office
for approval before recording, in regards to the un-regulated street underdrain
maintenance. L
2. The following items are outstanding; submit these procedural items to this office,
petition for regulated subdivision (resubmit with correct subdivision name),
engineer's estimate, and all associated bonds for 100% of construction cost.
3. Please continue to submit any response letters if they come in from the remaining 3
residents that did not respond. That this time, unless major downstream issues aze
discovered by this office, we will consider the downstream issues closed.
4. All detention basins for this project that fall in the common areas need to be drainage
easements for lake maintenance and storage volume protection. This office strongly
prefers to see ALL common area as drainage easement, as the normal have swales for
lot drainage or sheet drainage for large portions of the site. This may be covered in
the covenants but please show and label on the construction plans and secondary plat
that the common areas are D.E.

5. Comments regarding the lake #2 outlet will be addressed in the Section 1 B comment
stage.
6. Please show a defined Swale from structure 625 to structure 807. The note on the
plans state the water flow to match existing ravine, but that ravine is not in an
casement we have access to. A drain easement will need W cover the Swale where the
water flows and trees and debris will need to be removed from the azea so flow
obstructions do not occur.
7. Please move the asphalt trail note on C102 down onto the proposed trail location.
8. Please add the following note to C 105 thru C 108, "Additional erosion control
measures may be required in the field by the Hamilton County Surveyor's Office
Inspector"
9. Storm pipe run 638 to 639 (lot 212) is not covered by a regulated drain easement from
ROW to ROW and crosses outside the proposed drainage easement for the site.
Please make some easement adjustment to this area to cover our pipe 1 S' from the
center line of pipe.
10. While the landscape plans appeaz to be designed around the Regulated Drainage
Easements, please make sure no trees are planted within the R.D.E.
l 1.Once the about issues are addressed and any outstanding issues with HCHD and
HCSWCD (John South) are resolved, we should be ready for 8 sets of prints for the
approval process.
12. Please note the additional comments may be warranted at a later date.

Dear Mr. Saxton:
This letter serves to acknowledge receipt of a transmittal containing the plans forthe
above-mentioned project. After reviewing the plans the Highway Department has the
following comments (I have maintained the pertinent comments from my June 19, 2003
and September 9, 2003 and February 19, 2004 letters):
1, Per County Ordinance, the storm water outlet at structure 625 is not permitted. Storm
water is not permitted to discharge into the right of way. An alternate route will be
needed. Manholes must be set at structure 625 and 807, to continuous pipe the
storm water. Structure 807 should be a beehive to collect all the surface water.
Please provide documentation that the new 18" RCP will accommodate the 100•year
storm event. The plans still show the water being discharged Into the right of way.
Per my conversations wkh Mark Runkle, a channel will be rip-rapped from
Structure 807 to the new pipe under 116'" Street.
2. The secondary plat mast cantaln the following statement: Dura Development
and any and all successors and assigns hereby waive all rights to petition the
Hamilton County Highway Department, the Hamilton County Board of
Commissioners, or Hamilton County, or the successor unit of government to be
responsible For the maintenance of the access easement, or to have the easement
considered a public road necessitating maintenance by any unit of government.
3. The following comments apply to the reconstruction of 116"' Street:
• A work In right of way permit will be needed for the roadwork and
pipe replacements.
• A seven"day road closure will be permitted. All work associated with
the road reconstruction and pipe replacements must be completed
during the seven day closure.
• Tho eonstructlon plans must show the necessary detail plans and
signs for the road closure.
4. It appears that all cromments.related to the construction plans have been
satisfactorily addressed. Therefore, seven sets of plans must be submitted for final
approval. The seven sets should not be submitted until ell comments from the
Hamilton County Surveyor and Hamilton County Soil and Water Conservation District
have been addressed.

We have reviewed the construction plans and secondary plat submitted on June 4, 2003 and we
have the following comments:
1, This project wil I be a Hamilton County Regulated Subdivision, subject to approval of the
Hamilton County Drainage Board. Please submit the following items for our roview,
commnnt and approval_ landscape plan, drainage report, petition, non-enforcement for
subdivisions, estimate and bonds for storm sewers, monuments and markers and erosion
control.
2. In accordance with Ordinance No. 4-26-99-C, #5, contact owners downstream of the outlet
until the point where it reaches Long Branch (approx. 350 feet). This is to determine if the
downstream owners want the existing storm system to become regulated, and to notify them
of their rights to appeal any approval of the design. Provide documentation to this office on
the results,
3. Schedule an on site meeting with this office after completion of #2 to determine requirements
from this office for off-site improvements.
4. An Individual Non-Enforcement is required for the path to be in our easement.
5. A Crossing Permit will be required for the utilities crossing the storm from str. 601-600.
6. For outlet #625, please schedule an on site meeting with our office so that we can see the
existing conditions and go over with you any additional requirements.
On the secondary plat and/or construction plans, provide the following:

10. Plans stamped "Approval Pending-Not for Consttvction"
11. 15' drainage easement from top of bank of the lakes to the lot lines
