The comments from the City review have been satisfactorily addressed with the following exceptions: CONSTRDCTION PLAN REVIEW COMMENTS 40. General Comments h. Please add a note to the drawings as follows: "Al] paving within the existing and proposed City right-of--way shall conform to the requirements of the Department of Engineering. The Contractor shall contact the Department of Engineering to schedule a pre-construction meeting to review the Department's construction requirements, staff notification requirements, required inspections for certain stages of the work and to review the authority of the Department as it relates to work within the existing and proposed Ciry right-of--way" On the plans, please revise the word ''pavement" to "paving" as per the original comment. I. City standard sub-surface drain is required under all curbing in the proposed right-of- way. Did not find where the subsurface drain is indicated on the plans. m. Please indicate that all concrete curb within the Ciry right-of--way shall be City standard roll curb. A note on Sheet C200 indicates chair back curb within City right-of--way, but the site plan indicates roll curb within the right-of--way. Please make all notes, details, etc. compatible with the type of right-ot way curb that is existing on West Main Street in the vicinity of this development. I have reviewed the drawings submitted for the August 20, 2008 Technical Advisory Committee meeting, and offer the following comments: ALTERNATIVE TRANSPORTATION REVIEW COMMENTS 1) The City of Carmel Parking Ordinance requires that all commercial and retail venues include bicycle parking. Bicycle parking spaces are required at a rate of five (5) bicycle parking spaces per one hundred (100) automobile parking spaces. Please revise your plans to show the required bicycle parking spaces on your site. Please see the City of Carmel's Parking Ordinance in order to determine appropriate locations, specifications and construction details for the above. 2) The Subdivision Control Ordinance and the Alternative Transportation Plan requires a 10' multi-use path on Main St. Please revise your plans to include this change. 3) Please connect all internal sidewalks and provide sidewalks on each side of the entrance connecting to the exterior multi-use path. Please revise the plans to reflect these changes. 4) Please connect the patio area on the west side of the proposed building to the sidewalk on the south side of the proposed building. Please revise the plans to include these changes. 5) Please indicate ADA compliant handicap- ramps at all crossings. We request that all responses to our comments be provided in writing. Failure to provide written responses may result in delay of the review process.
