We feel this waiver is warranted due to the unique nature of the programs to be offered within the Sports Performance Center require less parking per square foot than typical medical office parking and have a peak demand that is offset from the peak for typical medical office space. The proposed Sports Performance Center is a proposed 131565 sf four story building with 76,191 sf dedicated to Sports Performance and Physical Therapy, and 55,374 sf dedicated to traditional medical office space. This would be in addition to the existing 136 bed hospital and three existing medical office buildings totaling 141,D00 sf. Below I have included a table showing existing parking requirement and supply as well as proposed parking requirement, per ordinance, and supply. St Vincent Sports Performance has two existing locations in operating in Marion County. One location, at 8227 Northwest 81vd Suite 160, has been in operations since November 1, 2001. That location currently has 25,800 sf dedicated to the Sports Performance Program and is staffed by 32 staff members. Their peak usage is between the hours of 5:00 and 6:OOpm, and has an average maximum of 7S participants or 2.9 participants per 1,000 square foot (see attached 2007 participant data). During normal office hours they have a peak usage of 32 participants or 1.2 participants per 1,000 sf. Therefore we are requesting that parking for the Sports Performance space be required at a ratio of .12 spaces per 1000 sf. Below I have attached a table reflecting the requested waiver condition.
