DEPARTMENT REPORT

4. Docket No. 08080020 ADLS: Hotel Indigo
The applicant seeks desigt approval for a ~-story hotel building. The site is located northeast of 131" St.
& US 3 I and is zoned B-6/Business within the US 31 Overlay. Filed by Jay Gibson of CDG Consulting,
Inc.
The applicant seeks design approval far a 5-story full service hotel building. The original development plan for
the over all development of ~ buildings was approved last year mtder docket no. 07040024 DP. There will be 10
employees in the largest shift. Across-parking easement will be secured, to alleviate the need to seek variance
approval for the number of parking spaces.
The large renewable signs are considered public art, which is permitted and promoted within the US 31 Overlay
Corridor.

OutstandinK issues/concerns:
L Engineering Dept has not reviewed the construction plans for the hotel at this time, because the
infrastruchn'e plans for the whole development are being reviewed first.
2. The Forestry Dept sent out review corrunents on 9/ 16/2008. They are reviewing the revised landscape plan
submitted this week.
3. No detailed sign renderings depicting size, lighting style, or color, etc. hive been submitted to date. DOCS
needs these items. Signage sizes and numbers may require BZA variances.
4. The parking lo[ pole light heights cannot exceed 2~ feet in height. Currently, they are listed as 28 feet.
5. EIFS and/or stucco are neither listed as permitted nor excluded building n4tterials in the US 31 Overlay,
Section 23B.09. Discussion should be had as to whether or not variance approval will be needed for the use
of EIFS on the building.
6. Please provide a computer generated view of the hotel from US 31, specifically a view in relation to the
rooftop, to show the sight lines.
7. If applicable, please provide wall sconce and security lighting design details and specification.
8. If applicable, please provide the landscape lighting design details and specifications.
9. Per Chapter 23 B.08.0~, please provide your Floor Areas for the I st and 2nd Floors. The 1st floor maxinnun
is 40'%. and the 2nd floor utax is 35'%..
At the October 21 meetiu¢, the conunission requested the following to be provided at the OcC. 30 conunittee
meeting: color renderings, overall development plan for the whole Browning site, and bike/pedestrian access.
At the October 30 meetine, the conmtittee made the following continents:
a. Add glass or spandrel glass to the southwest elevation. (Nov. 24 elevations show the changes)
b. Provide the conunittee more visuals and details ou the public art.
c. Look at providing natural-looking retention with outdoor seating areas, such as the Opus North project
at the northeast corner of Carmel Dr. and US 31. (Staff enutiled examples to the petitioner on Nov. 25)
d. Will the hotel restaurant have siguage?
The Dept. of Communit•~ Services recommends the Committee brietly hear this item and then
continue it to the Janua~~~ 6 meeting, since the Engineering Dept has not ~~et reviewed plans for this
project (They are.just now reviewing revised plans for the enfire Browning development site's
infrastructure.)
