7. Docket No. 08080020 ADLS: Hotel Indigo
The applicant seeks design approval fora 5-story hotel building. The site is located
northeast of 131x` St. & US 31 and is zoned B-6/Business within the US 31 Overlay. Filed
by Jay Gibson of CDG Consulting, lnc.
The applicant seeks design approval fora 5-story hotel building. The original development plan for the
overall development of 5 buildings was approved last year under docket no. 07040024 DP. There will be
10 employees in the largest shift. Across-parking easement will be secured, to alleviate the need to seek
variance approval for the number of parking spaces.
The large renewable signs might be able to be considered public art, which is permitted and promoted
within the US 31 Overlay Corridor. Tlus will be interpreted by the Plan Commission.

Outstanding issues/concerns:
1. DOCS still needs a revised copy of the construction plans to make sure all items were addressed in
the initial review letter.
2. 8ngineeriug Dept cannot review the construction plans for the hotel at this time, because the
infrastructure plans for the whole development have not yet been approved.
3. The Forestry Dept sent out review continents on 9/16/2008. They need a revised, to-scale landscape
plan that also shows utility mains and easements, irr addition to the plant locatioivs.
4. No sign renderings depicting size, lighting style, or color, etc. have been submitted to date. We need
these for all wall, awning, and ground/directional signs. These renderings are required for review and
to check that the square footage proposed in the application is correct. If it is correct, all signs for the
site will require variances.
At We October 21 meeting, the commission requested the following to be provided at the Oct. 30
cmrnnittee meeting: color renderings, overall development plan for the whole Browning site, and
bike/pedestrian access.
The Dept. of Community Services recommends the Commission forward this item to the November
18 Plan Commission meeting with a favorable recommendation, ONLY after all concerns/questions
are addressed. ([f the committee deems the petitioner not ready to move to the full plan commission for
a fnral vote, the item will be continued to the December 2 committee meeting.)
