I find that the square window in question will be an interesting offset to the other windows while still being respectful of the front composition, and overall house design. While it is somewhat of a stretch to call it a special window or feature window per the ordinance, this new house appears to conform to all other areas of the character area design requirements, and will be a very nice addition to old town. Thanks for your help Mike H. It is considered an operable window by all window manufacturers, and on our home it will be operable. It is a "special window" or "feature window', similar to a diamond, round, oval, octagon or other unique shape that historically provided variety on the front facade of many homes in American cities older than Carmel. However, there are some examples of this historical characteristic on homes to the south of this area. I have also attached a few examples of Oueen Anne homes from the "A Field Guide to American House" illustrating the inclusion of square features and other window sizes to offset and complement the vertical windows on the main fagade. If you would like to talk to my architect, Mark Demerly, he can provide other historic examples of this window type as a "feature' or "special" window. He has been very careful to design the home with a historical architectural context in order to integrate with the pattern of grid streets and alleys, which is common in older American cities. With this design we will achieve the intended effect that the home will appear to some as though it has been there for many years. This "special window" is important to this effect, and by this definition, meets the Old Town Overlay Ordinance. Thank you for your consideration. 4/ 13/2009 Page 1 of l Conn, Angelina V From: David Leazenby [david@davidleazenby.com] Sent: Wednesday, April 01, 2009 10:54 PM To: Hollibaugh, Mike P Cc: Conn, Angelina V; Mark Demerly; Micah Hill; Erica Leazenby Subject: Re: vertical windows Attachments: Queen Anne Feature Square Windows.pdf; ATT749845.htm; leazenby_logo-smalf.jpg; ATT749846.htm Mike and Angie - The 3'x3' window is not large enough to be considered a "picture window." Want to give you my thoughts on the window thing. After re-reading the parts on new construction in the character area, it seems clear about the style of windows ... i. Vertical...windows are required. (either double hung or casement) ii. No plate glass picture windows on front fagade iii. special windows "ok" as we talked about on Wednesday, if you can give me an out, I'm ok with the window you have on the plan... that is probably not the answer you were wanting to get, not exactly where I wanted to be too... Angie, I'm ok with issuing the SDR, when a get updated plans showing new V window, or if David can give us the correct section and interpretation of the ordinance allowing the square window.
