The site is not within the 100-year flood zone per Flood Insurance Rate map 180081 Panel 0205, Map Number 18057C0205F effective February 19, 2003. Description This project consists of the construction of a proposed bank building and associated parking. areas and landscaped areas. Additional project activities include the construction of a proposed storm sewer system. Existing Site Description The site is presently undeveloped. Under existing conditions, the project site consists of grass. A soil map from United States Department of Agriculture Soil Conservation Service identifies Crosby and Brookstone soils on the property. Existing drainage characteristics are such that the site generally flows to the existing swale on the north that eventually discharges into storm sewer system within Commerce Drive. Proposed Conditions Proposed drainage for the developed site consists of a system of new storm inlets and connecting pipes. The developed site will drain to the west into an existing storm sewer system within Commerce Drive. The storm drainage system along Commerce Drive was designed to accommodate the direct runoff from the subject site. All new storm sewers are designed to accommodate a 10-year storm event using the Rational Method. .
