The applicant seeks Architectural Design, Lighting, Landscaping & Signage approval to
construct an office building. The site is located at the southeast corner of College Avenue
and Pennsylvania Street. The site is zoned B-2/Business.

The applicant is requesting approval of a Development Plan and ADLS for the construction of an
office building. The site is located at the southeast corner of Pennsylvania Street and College
Avenue. Please refer to the information packet distributed with the agenda last week.
The following items need to be revised/addressed:
1. Dedication of additional right-of--way appears to be necessary for the applicant to comply
with the requirement to install a 10' asphalt path along both Pennsylvania Street and
College Avenue. The Department would support the construction of a 5' concrete
sidewalk along College Avenue only as opposed to an asphalt path at this location.
2. Where would the dumpster be relocated to upon Phase II expansion?
Architecture:
a. We request that the applicant confirm that the wall heights will screen all rooftop-
mounted equipment.
b. The applicant needs to provide material samples at the meeting. The rendering in
the booklet looks pink. Is this the proposed color of the "simulated limestone"?
4. Landscaping:
a. The applicant should provide a chart outlining the level of landscaping required
and that provided for on the plan. The Department will not support a request for
relief form the minimum landscape requirements.
b. The west and north perimeters aze "D" buffers of 15', the east perimeter is an "A"
buffer of 10' in width, and the south buffer is an "A" buffer of 5' in width.
The Department recommends that these items be forwarded to the Special Study
Committee on September 2nd for further discussion.
