ENV COIJSULTANT Proposed Chipatle Metdcan Gri71 1422 Keystone Way, Carmel, Cndiana Stottmwater Management Summary July 7, 2003 BACKGROUND PAGE 02 The proposed stonnwater system design is based upon a site plan esmblished by Glavan Peher Architects, the ' architect for the project The design is also based upon a grading plan established by Civil & Environmental Consultants, Ina (CEC), and the drainage requirements of Hamilton County Surveyor's Office and the City of Carmel The improvements include storm sewers and the (5) catch basins. The proposed developmrnt will include a 2,7~ square foot one-story restaurant with a 540 square foot patio, drives and parking lots. The proposed developmem will be located on the west side of Keystone Way. ' The proposed development will require approximately 480 feet of 2-tone access drives and a total of 55 parking spaces. The proposed parking lots will be located adjacent to the restaurant DESIGN SUMMARY The existing conditions on the project site consist of an exi~n~ "Noble Romans" restauram with drive aisles and perking lot. The existing site's stonnwater runoff drains away from the building towards the east direction. ' 'Ile starmwater runoff in the existing padpng lot sheet flows from the west side of the site to the east side of the site, where it is collected N storm inlets and then is discharged co the existing 15-inch storm sewer located ht the Right-of--Way along the west side of Keystone Way. The total area within dte property Imes is approximately 1.00 acres. [t iv estimated that 0.70 acres will be within the limits of construction. Of the 0,70 acres, mtder post-developed conditions, 0.54 acres is estimated to be impervious surfaces and 0.16 acres is estimated to be pervious surfaces. CEC is proposing four (4) stone sewers and five (5) catch basins for the drives and parking awes on the sine. Stottnwater nrooff from the drives and parking areas will sheet flow imo the catch basins as shown on the Site Development Plan. Storrrrwater rwroff from the building's roof will be discharged though a 6-inch storm ' sewer/drain pipe to the proposed 12-inch storm sewer. The proposed stone sewer will be designed to flow full fw a 2-year storm per dte drainage requirements of Hamilton County and the City of Carmel. Please refer W the Stone Sewer Check Sheet for calculations. In this desi~, the outlet point to the City's storm sewer system wi- be at an existing storm inlet located along the west side of Keystone Way at the proposed entrance drive to the site, refs to the Site 1]evetopmem Plan for exact kxation. Note for this construction the existing storm inlet along Keystone Way will be replaced to connect the proposed 12-inch on-site storm sewer with the existing 15-inch storm sewer along Keystone Way. Hamiton County Surveyor's Office haz indicated that this site is located in the Moffitt and Williamson watershed and when it is developed will require an outlet permit. The site currently sheets flows its drainage off-site to existing storrtt inlets along the west side of Keystone Way. The existing site does not appear to provide any parking lot staface ponding. Since the proposed development will provide approximately 6.5% less impervious surface area than the existing site, we are not proposing stormwater detention. Rainfall events greater than the 2-yeaz event will sheet flow off the site into the existing inlets located along the west side of Keystone Way. CEC analyzed the 100.year storm event ~ttceming major flood routing in the area. When the 100-year storm occurs, it will produce ponding on the new drives and parking lots. For the entire project site, the runoff wUl shat flow from the parking Tors and drives towards the east direction. The runoff would ultimately discharge into the City's storm sewer system located along die west side of Keystone Way.
