The design is also based upon a grading plan established by Civil & Environmental Consultants, lnc. (CEC), and the drainage requirements of Hamilton County Surveyor's Office and the City of Carmel. The improvemeuts include storm sewers and five (5) catch basins. The proposed development will include a 2,790 squaze foot one-story restaurant with a 540 square foot patio, drives and parking lou. The proposed development will be located on the west side of Keystone Way. Ilte proposed development will rnquire approximately 480 feet of 2-lane access drives and a total of 55 parking spaces. The proposed parking lots will be located adjacent to the restaurant. DESIGN SUMMARY The existing conditions on the project site consist of an existing `Noble Romans" restaurant with drive aisles and parking lot. The existing site's stotmwater runoff drains away from the building towazds the east direction. Ilte stormwater runoff in the existing parking lot sheet flows from the west side of the site to the east side of the site, where it is collected in storm inlets and then is discharged to the existing 15-inch storm sewer located ht the Right-of•Way along the west side of Keystone Way. Ilse total area within the property lines is approximately 1.00 acres. It is estimated that 0.70 acres will be witfiin the limits of construction. Of the 0,70 acres, under post-developed conditions, 0.54 acres is estimated to be bnpervious surfaces and 0.16 acres is estimated to be pervious surfaces. CEC is proposing four (4) srotrct sewers and five (5) catch basins for the drives and parking areas on the site. Stonnwater nmoff from the drives and parking areas will sheet flow irao the catch basins as shown on the Site Development Plan. Stonnvvater nutoff from the building's roof will be discharged through a 6-inch storm sewer/drain pipe to the proposed 12-inch storm sewer. The proposed storm sewer will be designed io flow full fora 2-year storm perthe drainage requirements of Hamilton County and the City of Carmel. Please refer to the Stone Sewer Check Sheet for calculations. In this design, the outlet point to the City's storm sewer system wi- be az an existing storm inlet located along the was[ side of Keystone Way at the proposed enhartce drive to the site, refer to the Site Development Plan for exact location. Note for this construction the existing stone inlet along Keystone Way will be replaced to connecttheproposed 12-inch on-site storm sewer with the existing 15-inch storm sewer along Keystone Way. The site currently sheets flows its drainage off-site to existing storm inlets along the west side of Keystone Way. The existing site does not appear to provide any parking lot stn-face pondmg. Since the proposed development will provide approximately 6.5% less impervious surface area than the existing site, we are not proposing stormwatcr detrntion. Rainfall events greater than the 2-yeaz event will sheet flow off the site into the existing inlets located slang the west side of Keystone Way. CbC analyzed the 1Q0-year sttsmt event concerning major flood routing in the area. When the 100-year storm occurs, it will produce ponding on the new drives and parking lots. For the emue project site, the runo6' will sheet flow from the parking lots and drives towards the east direction The runoff would tiltimately discharge into the City's storm sewer system located along the west side of Keystone Way.
