The site is located at 1402 W Main Street. The site is zoned OM/SU -Old Meridian/Special Use. . Filed by Tim Fleck for St. Christopher's Episcopal Church. The applicant is requesting a favorable recommendation to the city Council on a Request to rezone a portion of the property generally located at 1440 West Main Street and approval of an ADLS petition for the constmction of a Church. The majority of the subject parcel is zoned Old Meridian -Special Use (OM/SU) in anticipation of the Church building on the site. However a portion lies within the S-2 zoning classification subject to the US 31 Overlay Requirements (see the petitioners information packet on the Rezone Request). It is likely that the Plan Commission will see a future request to rezone the remaining S-2 ground owner by the church to a B-5 or B-6 designation consistent with other parcels within the US 31 Comdor. At that time the remaining slivers of OM/SU at the northeast and southwest corners of the subject area will be "cleaned-up" as well. The applicant is in the process of creating two separate deeded parcels. One being the future church parcel and the other the property they intend to sell for future office development along US 31. This will allow for a clean break between the properties without split zoning concerns. As part of the Rezone request the Department is requesting dedication of right-of--way along Main Street and the dedication of the necessary 90' right-of--way for the future grand boulevard as contemplated in the plan for the Old Meridian District. The Department has no additional concerns at this time with the ADLS request. The new church will be constructed in phases as outlined within the informational packet distributed by the applicant last week with the agenda. The Department recommends that both items be forwarded to the Special Studies Committee on November 6~h for further discussion.
