Townhomes of Range Line - 340 Building
The applicant seeks Development Plan and Architectural Design, Lighting, Landscaping
& Signage approval for an office building and Primary Plat approval for a two lot
subdivision. The site is located at 340 North Range Line Road.
Filed by James J. Nelson of Nelson and Frankenberger for L.E. Investments, LLC.
The applicant is requesting approval of a Development Plan and ADLS to convert a former home
into an office building and Primary Plat approval to create two lots. The office building will
occupy one of the lots and the applicant intends to construct afour-unit townhouse on the second
lot. The site lends itself very well to the proposed layout. Please see the informational packet
prepared by the applicant for an overview of the site and proposed building elevations. Work is
cun•ently underway on the site to secure the fagade and roof of the existing building. The
Department considers this work maintenance and is permitted prior to Commission Approval of
the final plans. The townhome elevations have been submitted to the Plan Commission along
with the elevation of the proposed office as reference material. The townhome portion of the
proposal falls under the Site Design Review process for under the review of the Department.
The following items are those that require additional attention:
1. Architecture:
a. Please have the project architect present building material samples to the Plan
Commission for review in addition to the renderings in the packet.
3. Landscaping: The landscape plan needs to address changes made to the existing site as
part of the demolition process and trees evaluated prior to construction to verify that they
were not damaged to the paint where they will not survive.
4. Signage:
a. No additional comments.
5. Lighting: No additional comments.
The Department recommends that this item be forwarded to the Special Studies Committee
on September 2"d for further discussion.
