Tenant will not erect any signs except in conformity with the following policy:
A. Stgnage RQuirein
I. All signs shall be designed by a graphic artist and shall be of metal construction consisting of individual letters, internally illuminated
behind a translucent face material. The color and style of letters shall be subject to Landlord's approval. Each tenant's customary
signature. logo, hallmark, insignia, or other trade identification will be respected. All returns to be constructed with dark bronze material.
2. The sire of all tenant's signs shall be limited and shall he centered within the limits of the demised unit and shall not project six inches
(6") beyond canopy fascia signing area and will conform to the fallowing criteria:

3. Painted or printed signs on the exterior surface of any building, including paper signs, stickers or banners, are not permitted.
4. Signs with exposed neon tubing or exposed lamps and signs of flashing, blinking, rotating, moving, animated, or audible types are not
permitted.
B. Tenant Responsibility for Sian
1. Tenant shall submit complete three (3) sets of color sign drawings to Landlord for written. approval before fabrication.
2. Sign drawings will include elevation view of storefront showing sign with dimensions of height of letters and length of sign; color
samples of sign panel; and cross section view through sign letter showing the dimensioned projection of the face of the letter from the
face of the sign panel and the method of installation. Signs will include %' spacers between signs and building.
3, Tenant shall lawfully erect sign at its own risk and mpensc, including fatal electrical connection.
4. All signs, including installation, will comply with all local building and electrical codes and will bear the UI. label,
5. The electrical sign wiring must he installed in accordance with Underwriters Laboratory Rules and Regulations. Ali primary and
secondary wiring installed through the Fapade must be encased in flexing metal conduit or electrical metafile tubing with proper
fasteners. All transformers must be concealed in metal transformer boxes and shall be substantially grounded.
6. Tenant shall maintain signs in good repair at all times.
7. Upon vacating, tenant shall remove all signs and repair all damage caused by such removal.
LANDLORD WILL NOT BE RESPONSIBLE FOR COST OF THE REFABRICATING OF SIGNS FABRICATED, ORDERED, OR
CONSTRUCTED THAT DO NOT CONFORM TO THE SIGN CRITERIA.

I hope all is well with you. I am currently working with a sign company on a tenant space in which you are have been
listed as the owner/representative of the property; 9873 N. Michigan Rd.
I was provided that attached document regarding sign size for this site. However, the Citys original files for this
development list the B-shop's maximum sign size at 35 sq. ft. regardless of the tenant frontage. I would like to know how
you, as the owner/representative of the property, would like to proceed with signage for the B shops. Below are the two
options.
1. Continue with the 35 sq. ft. maximum in addition to the Carmel Sign Standards
2. Utilize the attached document which determines maximum size based on store frontage in addition to the
Carmel Sign Standards
My office is comfortable with any direction that is taken, but we would like to know what the concrete standards are
moving forward so there aren't discrepancies in the future. If you have any questions or concerns please let me know.

See attached WB signage, yes it flush mounted.
We’re trying to get away from using the raceways.
We prefer to have all signage flush mounted with ½” spacers.

Is the Wild Birds sign also flush mounted or raceway mounted? I only saw the Landlord Approval form on your
previous email but no specs on that sign.
Aliza with the City is in approval of the duranodic bronze returns but white trim caps, as the sign criteria calls
out, but she wants written approval from you that the proposed sign can be flush mounted with 1/2" spacers
instead of raceway mounted.
If not, we will have to adjust the mounting method and drawing to show the sign being on a raceway.

The City of Carmel is asking for written approval from the Landlord allowing the proposed sign to be flush
mounted (with accommodation of the ½” spacers between the backs of the letters/logo and the façade)
instead of raceway mounted.
Can you please respond to this email with either your approval or if we need to adjust the rendering to show
the sign being installed on a raceway?
