Docket No. 08120012 ADLS: Carmel Executive Suites The applicant seeks design approval fora 3-story office building. The site is located at 11708 N College Ave and is zoned B-2/Business. Filed by Scott Yeager of Yeager Properties, Inc. The applicant seeks design approval fora 3-story office building. Building materials are cast stone, brick veneer, aluminum panels, and EIFS. The 2D building elevations make the building appear busy, but if you view some of the photos of other office buildings the petitioner has constructed, you can see that the colors, planes, and materials work together. This building could end up being a `showpiece' for the Meridian Technology Center area, as it is sited right where College Drive bends to the west and as its architecture is unique to that area. This site only requires ADLS review/approval since it is zoned B-2/Business. No Development Plan review/approvals are required, thus no public notice is required. Please refer to the revised information packet for further detail. February 17 meetine comments: 1) Architecture/design is a concern; the building looks very busy and not cohesive. 2) Colors -bright yellow is not favorable as an accent color. 3) Petitioner should bring photo examples of existing buildings they have built. 4) The commission can view the photo gallery online at www.veage~pronerties.com. Aoril 2 meeting comments: 1. The committee still has concerns about some bright colors and the aesthetics of the building; there is also concern about the broken up building facades. 2. The committee voted 3-1 to send this item to the full Plan Commission with a negative recommendation. DOCS Staff comments and concerns: 1. The project is outside the jurisdiction of the Hamilton County Highway Dept. 2. Hamilton County Swveyor's Office will soon finalize their review. However, there are no major concerns that would affect the overall site design. 3. The City Foreshy Dept received revisions to the landscape plan, and all concerns are addressed. 4. The Dept of Bngineering sent a comment letter with miscellaneous comments of minor concerns. DOE still has to review the storm water and drainage plans; many issues will be resolved by receiving an updated copy of the construction plans. 5. The site only has one road frontage, and so, only one sign is permitted for the site. BZA variance approvals are required for the total number of signs, total sign square footage, and for 2 signs oriented to College Dr. The Dept. of Community Services recommends the Commission vote on this item this evening.
