The applicant seeks design approval fora 3-story office building. The site is located at ] 1708 N College
Ave and is zoned B-2/Business. Filed by Scott Yeager of Yeager Properties, Inc.
The applicant seeks design approval fora 3-story office building. Building materials are cast stone, brick veneer,
aluminum panels, and EIFS. This site only requires ADLS review/approval since it is zoned B-2/Business. No
Development Plan review/approvals are required, thus no public notice is required. Please refer to the revised
informational packet for further detail.
February 17 meetine comments
1) Architecture/design is a concern; the building looks very busy and not cohesive.
2) Colors -bright yellow is not favorable as an accent color.
3) Petitioner should bring photo examples of existing buildings they have built.

DOCS Staff conuneuts and concerns:
1. The project is outside the jrvisdiction of the Hamilton County Highway Dept.
2. Hamilton County Surveyor's Office still needs a revised plan that addresses their TAC comuneut letter
as of 2/25; however, there are no major concerns that would affect the overall site design.
3. The City Forestry Dept received revisions to the lurdscape plan, but there are still conflicts with the
location of some plantings over utility lines.
4. The Dept of Engineering just received revisedplans on 3/24 and has not had time to review them yet, as
of 3/26. An update will be given at the meeting.
5. The site only has one road frontage, and so, only one sign is permitted for the site. BZA variance
approvals are required for the total number of signs, total sign square footage, and for 2 signs oriented to
College Dr.
The Dept. of Community Services recommends the forward this item to the April 21 Plan Commission
meeting with a favorable recommendation, after all comments and concerns are addressed.
