6. Docket No. 08120012 ADLS: Carmel Executive Suites
The applicant seeks design approval far a 3-story office building. The site is located at 11708 N College
Ave and is zoned B-2/Business. Filed by Scott Yeager of Yeager Properties, Inc.
The applicant seeks design approval fora 3-story office building. Building materials are cast stone, brick veneer,
alwninum panels, and EIFS. This site only requires ADLS review/approval since it is zoned B-2/Business. No
Development Plan review/approvals are required, thus no public notice is required. Please refer to the
informational packet for fiirther detail.
February 17 meetin¢ comments:
1) Architecture/design is a concern; the building looks very bLUy and not cohesive.
2) Colors -bright yellow is not favorable as an accent color.
3) Petitioner should bring photo examples of existing buildings they have built.

DOCS Staff comments:
I. The project is outside the jurisdiction of the Hamilton Cowrty Highway Dept.
2. Hamilton County Surveyor's Office has not received replies to their TAC continent letter as of 02/25,
however, there are no major concerns that would affect the overall site design.
3. The City Forestry Dept has received revisions to the landscape plan, but there are conflicts with the
location of plantings and utility lines. (The City Forester will attend the meeting to answer any
questions.)
4. Dept of Engineering needs of update for the storm water protection plan. There has been no response to
their TAC comment letter issued February 2.
5. Note: Petitioner will comply with the sign ordinance, as of 02/l 1; hence, no sign variances are required.
6. Petitioner: please add Docket No. 08120012 ADLS to future plan submittals.
The Dept. of Community Services recommends the Commission table this item to the Thursday, April 2
committee meeting since the petitioner has not yet fully addressed the review comments of at least
three departments.
