The premises in question is particularly physically suitable for the proposed Special Use because: The use is 2. The Special Use will not injuriously or adversely affect economic factors, such as cosUbenefit to the community and its anticipated effect on surrounding property values because: The area is developed commercially and the eighty feet. 3. The Special Use will be consistent with social/neighborhood factors, such as compatibility with existing uses and those permitted under current zoning in the vicinity of the premises under consideration and how the proposed Special Use will affect neighborhood integrity because: The proposed use is permitted by the previous Special Exception. Verizon Wireless provides state of the art equipment including an emergency backup for said facility the existing ground area will not afford the shelter needed by Verizon Wireless to provide appropriate service 4. The Special Use will not injuriously or adversely affect the adequacy and availability of water, sewage and storm drainage facilities and police and fire protection because: the request facilitates a co-location at an existing 5. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the premises upon which the Special Use is proposed because: The site is zoned and developed commercially, the request facilitate: DECISION Yes No: The Board has reviewed the requirements of Ordinance, Z-160, Section 21.03(1-26) as they relate to this Special Use, and does not find that those criteria prevent the granting of the Special Use. IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Special Use Docket Number 09040003 SUA is granted, subject to any conditions staled in the minutes of this Board, which are incorporated herein by reference and made a part hereof. (Petitioner or his representative to sign). 1 i i 1 1 1 Tab 3 t ' STATEMENT OF SPECIAL USE CITY OF CARMEL BOARD OF ZONING APPEALS 09040003 SUA Docket Number ~ REQUEST: Verizon Wireless, by Clark, Quinn, Moses, Scott & Grahn request a Special Use Amendment to permit the co-location on an exiting Wireless communication facility by adding additional ground equipment necessary to facilitate and operate at 1776 E. 116"' Street, located at the northeast corner of the intersection of E. 116`6 Street and Range Line ' Road, behind a property known as Woodland Shoppes. The subject property is zoned B-3 and improved with an existing wireless communication facility. The requested special use amendment will permit Verizon Wireless Yo co-locate at the site and is necessary to provide sufficient ground area to construct the 30 x 11.5 foot equipment shelter. This site received such grant and Verizon Wireless proposes co-location on the existing ninety foot tower. However, a Special Use Amendment is necessary because the existing fenced ground area at the base of the tower is not of sufficient size to permit Verizon's proposed equipment shelter.
