Old Meridian Plaza - Bldg. 2 VFW -Signage The applicant seeks the following development standards variance approvals: Docket No. 09030016V 25.07.02-08 (b) Number of signs Docket No. 09030017V 25.07.02-08 (b) Two signs facing west ROW The site is located at 12863 Old Meridian St. It is zoned Old Meridian/Mixed Use. Filed by Jon Dobosiewicz of Nelson & Frankenberger on behalf of Keystone Group, LLC. General Info: Old Meridian Plaza Building 2 was previously approved through both the Plan Commission and Board of Zoning Appeals. The Applicant is returning for Signage approval for the final tenant/owner of the second building. Analysis: The reason for the variance requests is because the applicant would like to split up the allowable Signage for the building. 32 sq. ft. is allowed. Approximately 23 sq. ft. will be utilized by the logo, located more at a pedestrian level on the building. There will be about 9 sq, ft. left over for the lettering which reads "VFW Post 1003"which will be located above the entrance. The Department feels the proposed Signage fits the building well and is in support of the requests. Findings of Fact: Number of Signs & Two Signs Facing West ROW 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the requested variance will allow appropriate identification of the building in keeping with the intent of the Old Meridian District zone. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the proposed Signage is located on a building which is set back 300+ ft. from Old Meridian St. It will most likely not negatively impact other businesses in the area because of this distance. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the business will not be able to appropriately identify itself. The splitting up of the two signs will allow for the VFW logo to act as wall art and the name of the post as a sign. Recommendation: The Dept. of Community Services recommends positive consideration of Docket Nos. 09030016-17 V after all concerns have been addressed.
