Docket Nos. 126-03 Z (#03080012); 127-03 Z (#03080013) Burlingame Subdivision Rezone The applicant seeks to Rezone 67.295 acrest from S-1/Very Low Intensity Residence to R-2/Residence and also seeks to rezone 9.13 acrest from S-1/VeryI,ow Intensity Residence to R-4/Residence. The site is located at 13619 Shelborne Road. Filed by Steve Pittman on behalf of Shelburn Family Limited Trust. The applicant is proposing to rezone approximately 76 acres to accommodate the development of a neighborhood containing Townhomes, single-family homes, and ball fields for the Carmel Dads' Club. The applicant has provided an information packet including the development requirements for each zone (R-4 and R-2), a rendering of the proposed layout, and a list of proposed commitments. This items discussed at the October 7"`committee meeting where the following: 1. The proposed density of the plan. 3.79 homes per acre overall (6.5/acre townhomes and 3.27 for the single family). 2. Traffic concerns related to the proposed recreational use. The applicant is to report back to the committee on this. 3. Relationship to surrounding uses. 4. Operations of Dads' Club facility. 5. Additional discussion regazding Traffic. The unresolved item discussed at the November 6tn Committee meeting is as follows: 1. Request for John Myers to review Traffic Study (letter included with November 21st distribution of meeting Agenda). The Department recommends that the Subdivision Committee forward this request to the full Commission after all comments and concerns have been addressed.
