UTILITY SUMMARY FOR CASS ESTATES
Electric
' Electric service will be provided by Cinergy. The development will be served by existing
power service within the area of the subject site along 116`h Street.
Telephone
' Telephone service will be provided by SBC Ameritech. The development will be
serviced by existing telephone facilities located along 116`h Street.
' Water
' Water service will be provided by Carmel Utilities. The development will connect to an
existing water line adjacent to 116'" Street.
' Sanitary Sewer
Sanitary sewer service will be provided by Clay Township Regional Waste District
(CTWRD). The development will connect to an existing gravity line adjacent to 116`h
Street.
' Drainage
' The pre-developed drainage is generally in a westerly direction. The post-developed
conditions will collect the entire development through a series of swales and pipes and
direct it to a retention pond near the west property line.
' Gas
' Natural gas service will be provided Vectren. The development will be served by an
existing gas main along 1 16w Street.

The project will be built in three sections. Construction will begin at 116`x' Street. Section
' I will contain 31 lots, numbered 1-31 (both inclusive). The entrance, pond, common
areas 1-4 (both inclusive) will be included as a part of Section I. Section lI will contain
30 lots, numbered 32-61 (both inclusive) and will include Common Areas 5 & 6. Section
' III will contain 9 lots, numbered 64-70 (both inclusive), and will include Common Area
7. Earthwork may extend beyond section boundaries to place lake excavation material in
appropriate fill azeas. However, only the street, utilities and other infrastructure will be
' built in the specific section at the time each section develops, along with any required off-
site improvements.

' All open spaces shown on this plat will be placed in areas which have been used as
farmland. These areas will not require any special protection during construction, but
will be graded, seeded, and landscaped with mounds, trees, shrubs, etc. upon completion
of all other improvements within each section.
The common areas will be designed far passive as well as active recreational uses and
' will be protected by construction easements. Common Area 1 will be a park, including a
general use athlete field, a "Tot Lot", a wild flower/nature area and Pond #1. Common
Area 2 will be a park. Common Area 3 will be a landscaped entrance island. Common
' Ares 4 & 5 will be parks. Common Area 6 will be a grass island. Common Area 7 will
be a park. Common Area 1, 2, and 4 will be connected by walking trails.
' All common areas will be jointly owned by a Homeowners' Association and will be
maintained by a professional management company. A sample budget and maintenance
