The applicant seeks to plat a 70-lot subdivision. The site is located southwest 116th
Street & Shelborne Road. The site is zoned S-1/Residential- Low Density.
The petitioner also seeks the approval of the following subdivision waiver:
131-03a SW (#03090008) §6.3.7 Cul-de-sac length
Filed by Dennis Olmstead of Stoeppelwerth & Associates for Graystone Development,
LLC.
The Subdivision Committee forwards a 4-0 favorable recommendation to the full Plan
Commission on the waiver requests as well as the Primary Plat.
The Department recommends that the Plan Commission approve both the Waiver and
Primary Plat request as presented and forwarded by the Committee subject to the
recording of the proposed commitment (as it has been made part of the petition) regarding
road improvements by the applicant and provision of a copy of recorded document to the
Department.
Note: Written findings are required for action on both the Subdivision Waiver and the
Primary Plat. The applicant should provide nne copy for signature by the Plan
Commission President at the meeting.
Background:
The applicant is pro~osing a 70-lot subdivision across form the existing Long Branch
Subdivision on 116 Street, just west of Shelborne Road. Please see the informational packet
provided by the applicant to view the layout of the lots and the areas provided as open space.
In addition to the Primary Plat request one subdivision waiver has been requested addressing the
length of the cul-de-sac street within the eastern portion of the site. The proposed length is
approximately 860 feet where the ordinance allows for a maximum length of 600' in length. The
Department is in favor of this request due to the proposed site configuration and the location of
the conservation lot.
