3. Docket No. 131-03 PP (#03080030) Cass Estates- Primary Plat
The applicant seeks to plat a 70-lot subdivision. The site is located southwest 116th
Street & Shelbome Road. The site is zoned S-1/Residential- Low Density.
The petitioner also seeks the approval of the following subdivision waiver:
131-03a SW (#03090008) §6.3.7 Cul-de-sac length
Filed by Dennis Olmstead of Stoeppelwerth & Associates for Graystone Development,
LLC.
The applicant is pro~osing a 70-lot subdivision across form the existing Long Branch
Subdivision on 116` Street, just west of Shelborne Road. Please see the informational packet
provided by the applicant to view the layout of the lots and the azeas provided as open space.
Items remaining to be resolved:
1. Submittal of a commitment addressing road work requirements prior to final action
on the petition.
2. Revision of landscaping per the buffer yard requirements.
3. Comments from the adjoining property owners from both the east and southwest
regazding screening, access to utilities, and security.
4. Request by commission to see better landscaping along paths.
The Department has reviewed notice information as requested and verified that it was made in
accordance with all applicable requirements.
The applicant should be prepazed to review a revised landscape plan with the committee and
provide the Department with a copy of an agreement regarding road work at or prior to the
meeting.
The Department recommends that the Subdivision Committee forward both requests (PP
and SW) to the full Commission after all comments and concerns have been addressed.
