The applicant seeks primary plat approval of a 57-lot subdivision. The petitioner also
seeks the approval of the following subdivision waivers:
132-03a SW (#03090009) §6.3.4 Provision of North-south collector road
132-03b SW (#03090010) §6.1.1 Conformance with the master plan
132-03c SW (#03090011) §5.1.7 Extension of facilities in the master plan
The site is located northeast of 141st Street & Shelborne Road. The site is zoned S-
1 /Residence-Very Low Density.

The Subdivision Committee forwards a 6-0 favorable recommendation to the full Plan
Commission on the waiver requests as well as the Primary Plat.
The Department recommends that the Plan Commission approve the Waivers and Primary
Plat request as presented and forwarded by the Committee subject to the recording of the
necessary commitment regarding road improvements by the applicant and provision of a
copy of recorded document to the Department. This commitment may be modified
between now and the meeting date due to the status of the adjacent property to the
northwest of the subject tract.
Note: Written findings are required for action on both the Subdivision Waiver and the
Primary Plat. The applicant should provide nne copy for signature by the Plan
Commission President at the meeting.
Background:
The applicant is proposing a 57-lot subdivision. Please see the informational packet provided by
the applicant to view the layout of the lots and the areas provided as open space.
In addition to the Primary Plat request three subdivision waivers have been requested addressing
the provision of the subject collector roadway. The Department is in favor of these requests
subject to the developer provided an acceptable agreement regarding road improvements. This
would be identical to the type of conditions established for other subdivisions along the path of
the collector roadway.
